Q1. How do you collect rent?
A1. Automatic withdrawal with pre-authorized deposits or e-transfers.
Q2. Do you keep/hold last months rent?
A2. Once the lease is signed, we send you 1 and a half months rent. (Half a month is for the tenant finders fee)
Q3. On which day do I receive the rent?
A3. Once we receive the rent, it takes 8 to 10 days to be processed into your account.
Q4. What does the $170 management fee cover?
A4. Tenant relations, collections and reporting. (Communication with the tenants, rent payments and accounting reports)
Q5. What happens when the tenant moves out?
A5. Once we receive the N9 (notice to move out), we notify the landlord and give our suggestions after we conduct an inspection of the property.
Q6. How do you find the right tenant?
A6. We conduct a thorough background and credit check putting together a risk analysis shared with landlords prior to approving a tenant.
Q7. What if I decide to move back into the property?
A7. For moving back into your property, we will need 2 months notice. Your property manager will send you the legal documents to fill out and sign.
Q8. Do tenants require insurance?
A8. Yes, all tenants are required to have insurance during their entire lease.
Q9. What happens if a tenant doesn't pay rent?
Q9. If the tenant doesn't pay by the 2nd day of the month, our paralegal team files the required form sending it to the landlord and tenant.

A10. Our service area is the Greater Ottawa Region (from Carp to Trim and everything in between)
Q11. Is landlord approval required for maintenance work to proceed?
A11. Yes, landlord approval is required for maintenance work to proceed. However, landlords typically prefer to be consulted only if the cost exceeds $250. In emergency situations, we resolve the issue immediately to protect the property and tenants.

A12. Yes, our maintenance team conducts an annual property inspection and a thorough inspection at each tenant move-out. Landlords are provided with detailed reports for every inspection performed.
